The process of reserving a property, concluding a contract and securing financing for the future purchase is divided into four main stages that follow a sequence in terms of both time and purpose.

Verbal reservation

We understand that choosing a new dwelling is not something that is undertaken lightly; on the contrary, it is a step that takes time to consider properly. That is why we offer you a so-called pre-booking, during which the apartment is not in the current offer and you have 3 days to think about it.

Written reservation agreement

If you decide to buy the property within these 3 days, we will prepare a reservation contract for you. This contract includes a reservation fee of 100 000 CZK. This fee is payable within 5 days of signing the contract. Of course, the reservation fee becomes part of the total purchase price.

Letter of intent regarding the purchase contract

We will contact you within one month of the signing of the reservation contract regarding the signing of the future purchase contract. At this stage you just need to pay the first 20% of the purchase price within 10 days of signing (the reservation fee is deducted).

Purchase contract

The remaining 80% of the purchase price will be paid after the project is approved, before signing the purchase contract. After paying the full purchase price, we will sign the purchase contract together. In the case of mortgage financing, this is followed by the payment of own funds, signing the Pledge Agreements, exhausting the mortgage loan, then signing the Purchase Agreement.

As a bonus for our clients, we offer individual financing options. This form of individual payment schedule consists in providing our clients with a percentage discount if they make a down payment of more than 20% of the purchase price.
